Twenty-two years of field work, and five of carrying the license
Most contractors you meet started a company first and learned the trade second. This one runs the other way around. Twenty-two years of that time was spent on job sites in Central Florida, framing, finishing and fixing what other people got wrong. The license came five years ago, when the work had already outgrown one pair of hands.
That order matters more than it sounds. A general contractor who has personally hung a door, set a tub and chased a failed inspection reads a set of plans differently. The problems get caught in the walkthrough instead of in the change order.
Sunshine State Builders is based on Lake Nellie Road in Clermont, which puts most of the work within thirty minutes of the shop. That is deliberate. A crew that spends an hour in traffic each way is a crew that shows up late and leaves early.

The person who walks your property and gives you the number is the person who runs the schedule and answers the phone when something changes. Nobody gets handed off.

The permit goes to the right office
Around Clermont the mailing address does not tell you which authority reviews your job. A house with a Clermont address can be unincorporated Lake County, and on the corridor east of here four counties meet inside one neighborhood. We confirm the jurisdiction from the parcel before quoting. Assuming it from the envelope costs a week, and it is the most common reason a schedule slips before anybody has picked up a tool.
The half you will never see
Tile is not waterproof and grout is not waterproof. What keeps water out of the structure is a membrane behind them, detailed at the corners where failures actually start. The same is true of the blocking that lets a grab bar go anywhere later, and of the fan that has to reach outside rather than the attic. None of it photographs, all of it decides whether the room lasts twenty years, and it is the first line cut when somebody competes on price.
The estimate says what it assumes
An older house cannot be priced to the dollar before it is opened, so the honest version writes the assumptions down: so much floor repair included, with a stated rate beyond it, and what changes if the panel turns out to be worse. You can see what a discovery costs before it is discovered. And when we open things up and everything is sound, that money stays yours rather than disappearing into a contingency nobody itemised.
How we work
Tell you what is realistic before anyone talks money. Put the scope in writing, including what is not in it. File the permit with the right jurisdiction and handle the review comments, so you never chase a county office. Give you a weekly update whether or not there is good news. Finish the punch list before asking to be paid.

Four things we do not negotiate
Permitted work, every time
Anything that moves plumbing or changes electrical is permitted, inspected and on the record. Skipping it saves money today and becomes a problem at sale, at refinance and at claim time, which is exactly when nobody wants one.
The number at the start is the number
We would rather lose a job than win it on a figure that was never real. A low price recovered through change orders once the work has started, when there is no leverage left, is common enough that people are right to be wary of it.
Advice that costs us the line
If the room you want already exists in your house unused, we will say so. If the covered outdoor space will get used more than the conditioned one you were planning, at a third of the price, we will say that too. The recommendation that shrinks an invoice is usually the one worth paying for.
You get the house back when we said
Everything is selected before demolition starts, because a project waiting on a decision is a project paying for time. Where a household is living through the work, the dates the kitchen or the only bathroom is out of service are given honestly rather than optimistically.
