That is not a plumbing detail, it is the defining engineering problem of a large bathroom count in one building, and it is the thing most often specified as though the house were occupied by two people who take turns.

Nearly every complaint we are asked to solve in these houses traces back to it. Cold showers, weak pressure, a drain that gurgles, a fan that never clears the room. All of them are simultaneity problems wearing different clothes.

Hot water is a rate, not a quantity

The mistake people make is thinking about how much hot water a house has. What matters in a house like this is how fast it can produce it while several fixtures are drawing at once.

A conventional tank has a capacity and a recovery rate. Four showers will empty a domestically sized tank quickly, and then everybody is waiting on the recovery rate, which is slow. The last person in the queue gets a cold shower not because the house ran out of hot water but because it could not make it fast enough.

Sizing for this means either a considerably larger tank, more than one tank, or a system that heats on demand at a rate that covers concurrent use.

The honest note about tanks is that a bigger one costs standby energy every hour of every day, including the weeks nobody is in the house. In a property that is not continuously occupied, that is a real running cost with nothing to show for it.

Which is the right answer depends on how the house is actually used, and it is worth working out rather than inheriting whatever the builder fitted for a family of four.

Why tankless works better here than people expect

An on-demand system is limited by how much water it can raise to temperature per minute, and that limit depends on how far it has to raise it.

This is where Florida has a genuine advantage. Incoming water here is warm compared with most of the country, so the temperature rise required is small, and the same unit delivers considerably more flow here than it would somewhere with cold ground water. Sizing tables written for a national market understate what a unit will do in this climate.

It also never runs out, which in a house where the demand is concentrated into one hour of the morning is exactly the right characteristic.

The constraint is flow rate rather than volume. A single unit sized for a family will still fall short of five simultaneous showers, so a house of this size usually needs a larger unit or more than one, often placed to serve different parts of the house.

Two practical notes. On this water, mineral content means an on-demand unit needs periodic flushing to keep its output, and that is a maintenance routine rather than an optional service. And the gas or electrical supply required is substantial, so it is checked before it is specified rather than after.

Pipe size decides what arrives

Water heating is only half of it. The other half is whether the pipework can deliver to several fixtures at once without the pressure collapsing at each of them.

In a conventional layout, one main line runs through the house and each fixture branches off it. That works well until several branches draw at the same time, at which point everybody downstream notices.

A manifold arrangement, where each fixture has its own run back to a central distribution point, behaves far better under simultaneous demand and is the more sensible design for a house with this many bathrooms.

Retrofitting that across an existing house is a large job and rarely justified. What is often achievable is improving the specific runs that serve the bathrooms used at the same time, which addresses most of the symptom for a fraction of the work.

The diagnostic is simple and worth doing before anybody specifies anything. Run the fixtures that are actually used together and measure what happens, rather than testing one at a time and concluding the house is fine.

Pressure balancing matters more with a full house

A pressure-balancing shower valve holds the ratio of hot to cold when the supply changes, which is what stops a shower running cold when a toilet is flushed. It is standard and it is a code requirement.

In a house where a toilet is flushed somewhere every couple of minutes all morning, that valve is working constantly rather than occasionally, and the difference between a good one and a basic one is noticeable.

A thermostatic valve goes further, holding an actual set temperature rather than a ratio. In a house with a lot of concurrent draw and guests who did not set the temperature themselves, it is worth the difference in at least the main bathrooms.

Whatever is chosen, choose one and use it everywhere. Where several bathrooms are being worked on, standardising the valve means one spare cartridge covers the house and any repair is the same repair.

The drain side of simultaneous use

Water going out is subject to the same concentration as water coming in, and it produces a different set of symptoms.

Gurgling in one fixture when another drains is a venting problem, and in a house where several bathrooms discharge at once the venting is being asked to do more than it would in a normal house. It is not usually a blockage and it does not usually resolve itself.

A slow drain in a shower used by a large group is more often hair and product than anything structural, and it is worth designing for rather than reacting to. A drain that can be opened and cleared without tools makes the difference between a two minute job for whoever manages the property and a call to somebody.

Where a house has bathrooms above living space, the same simultaneous load means more water moving through the floor structure more often, which is an argument for the waterproofing and the flood test being done properly rather than adequately.

And the smell that appears in a bathroom nobody has used is almost always a dried trap rather than a fault, which is a management item in a house that stands empty between stays.

Extraction when every bathroom runs at once

Five showers in one hour puts a large amount of moisture into a house in a short time, and the fans in these bathrooms are frequently the smallest unit that satisfied the requirement, ducted with long flexible pipe across the attic.

A long flexible run with sags in it moves far less air than the fan is rated for, because every bend is resistance and every low point collects condensate. The fan runs, the room stays damp, and in this climate that is how a problem starts somewhere nobody looks.

Properly sized fans on short straight insulated ducts to real terminations is inexpensive and is the single highest-value improvement available in most of these houses, whether or not anything else is remodelled.

Humidity-sensing switches matter more here than in a family home, because the people using the bathroom did not pay the power bill and will not think about the fan at all. A switch that runs it until the room is clear removes the question.

Doors with a gap underneath, so air can actually get into the room to be extracted, is the detail that makes the rest of it work and is left out with some regularity.

What generates a complaint, in order

Having looked at a lot of these houses, the things that produce a genuinely bad experience are consistent and mostly not what owners spend on.

No hot water is first by a distance, and it is the one this whole page is about.

Second is nowhere to put anything. A bathroom with a pedestal basin and no shelf, used by two adults living out of suitcases, fails immediately regardless of how it looks.

Third is a bathroom that stays wet, which is extraction, and which people experience as the room being unpleasant rather than as a technical fault.

Fourth is a lock that does not work properly, which sounds trivial and is not in a house full of people who do not know each other well.

Tile, fittings and finishes are a long way down this list. They are what photographs and they are not what goes wrong.

Storage for people living out of a suitcase

This is the cheapest fix on the list and the most frequently skipped.

A surface beside the basin large enough for what two people unpack, rather than a basin with a rim. This alone resolves most of it.

A shelf or niche in the shower, because a suction caddy on a tiled wall falls down and a bottle on the floor of a shared shower is a hazard.

Hooks, several of them, at a height a shorter adult can reach. Wet towels need somewhere and a single rail is not it.

And somewhere for the things that belong to the house rather than the guests: spare paper, spare towels, and cleaning equipment for whoever turns the property around. That last one is invisible to guests and is the thing the person cleaning the house cares about most.

Building for turnover rather than for a family

Surfaces in these bathrooms are cleaned harder and more often than in a family home, and by people working to a schedule rather than at leisure.

That argues for materials that tolerate strong cleaning products and frequent wiping. Quartz or solid surface tops rather than cultured marble, which chips at the edge and cannot be repaired. Porcelain rather than porous natural stone.

Grout that is not white anywhere, and stain resistant everywhere. Fewer joints rather than more on floors and walls, which is one of the few arguments for larger tile in a room that gets cleaned constantly.

Frameless glass over framed sliding doors, because a track is the single most disliked thing in the room from a cleaning point of view, and a house cleaned fifty times a year accumulates that dislike.

And fittings that survive being handled by people who do not own them. Solid metal rather than plated plastic at every point somebody grips.

Permits, and which county the house is in

Four Corners has no city government and no building department of its own. Lake, Orange, Osceola and Polk meet inside the developed area, and permits go to whichever county the parcel sits in.

The mailing address does not settle it. Houses here carry Davenport, Kissimmee, Clermont and Winter Garden addresses depending on the postal route, and the route has nothing to do with the county line. We confirm from the parcel before quoting.

Anything touching plumbing or electrical is permitted work in all four, and a water heater change is permitted work.

On a property held as an investment, an unpermitted record becomes a problem at sale or refinance, which is precisely the moment nobody wants one.

The community layer sits on top of all of it. Contractor hours, gate registration and where a waste container may sit are set by the district or association and they govern the schedule regardless of what the permit says.

Where the water heater lives, and how long the wait is

Even with capacity solved, there is a second complaint that has nothing to do with running out, which is how long the tap runs cold before anything useful arrives.

In a large single-storey house with the heater in a garage at one end, the bathroom at the far end may be a very long pipe run away. Every time somebody starts a shower, all the water sitting in that pipe has to be pushed out first, and it does not matter how good the heating system is.

In a house cleaned and turned over constantly, that wait happens dozens of times a day and every gallon of it is paid for twice, once to heat it and once to send it down the drain.

There are two sensible answers. Splitting the heating so the far bathrooms are served by a unit near them rather than across the house, which is the better fix and is far easier to do while bathrooms are already being worked on. Or a recirculation arrangement that keeps hot water close to the outlets, which solves the wait and costs energy to maintain, so it wants a timer or a demand control rather than running continuously.

Insulating the hot runs is the cheap partial answer and it is worth doing regardless while anything is open. It does not remove the wait, it shortens it and it keeps the water hotter when it arrives.

Doing five bathrooms without shutting the house

A house with this many bathrooms can usually keep operating through the work, and getting that sequence right is most of the value of a contractor who has done it before.

The governing question is whether the property has empty weeks. If it does, they are worth using properly: several bathrooms at once during a genuine gap is considerably cheaper than the same rooms done separately, because mobilisation, delivery and waste handling happen once instead of three times.

If the house is in more or less continuous use, the work goes one room at a time and the sequence is built around which bedrooms are in use. That is slower and it keeps the property functional, and which of those matters more is the owner call rather than ours.

Either way the water heater work is the piece that affects the whole building at once, so it gets scheduled deliberately rather than fitted in. A house with no hot water at all is a different situation from a house with one bathroom closed.

And materials for every room in the project get checked on delivery rather than at installation. A tile shortage discovered in the fourth bathroom when the dye lot has moved on is a real problem and an avoidable one.

What drives the cost of a Four Corners bathroom

Three things specific to houses of this size, then the ordinary ones.

Whether the hot water system is being addressed, which is the item that solves the actual problem and is frequently left out of a bathroom budget because it is not in the bathroom.
