Four counties, ten communities

Sunshine State Builders works across four counties in Central Florida. Our office is at 7207 Lake Nellie Rd in south Clermont, west of US-27 near the Four Corners corridor. The territory is drawn around that office.

• Lake County: Clermont, where we are based, plus Minneola, Groveland and Mount Dora.
• Orange County: Winter Garden, Windermere and Horizon West.
• Polk County: Davenport and Haines City.
• Osceola County: Four Corners.

Every county and community above has its own page. Choose the one where the house or lot actually sits, which may not match the town on your mail. The next section explains why.

Your mailing address doesn't decide who issues the permit

Around Clermont, the postal address and the permit office don't always agree. A house with a Clermont address may sit in unincorporated Lake County, so the county reviews the work instead of the city. Horizon West and Four Corners are not incorporated cities at all, so the county issues permits there. Filing with the wrong office costs time before any work begins.

So before we price anything, we check the parcel and confirm which office has jurisdiction. Your estimate is written for the office that will actually review the job.

What you'll find on your area's page

The county and community pages go further than this one. They cover who approves permits locally, whether the area is mostly newer subdivisions with homeowners association rules or older neighborhoods with houses built before current code, and how that changes a remodel, an addition or a new build.

If your town isn't on this list, that doesn't automatically mean yes or no. Call or request a visit, tell us where the property is, and we will tell you plainly whether we can take it on.
