Most of Florida is flat, so most Florida contractors have never had to think hard about what happens when it is not. Clermont is the exception, and it shows up in additions more than in any other kind of work. The foundation costs more, the drainage matters enormously, and the relationship between the new floor and the old one has to be designed rather than assumed.

An addition on level ground is a straightforward proposition. A foundation goes in, a floor goes on it, and the new floor lines up with the old one because both sit on the same plane.

An addition on a slope is a different piece of engineering, and it is where estimates from people who work mainly on flat lots start to drift. The foundation costs more, the drainage matters enormously, and the relationship between the new floor and the old one has to be designed rather than assumed.

None of that makes it a bad idea. Sloping lots in this city are frequently the ones with something worth looking at, and an addition placed well takes advantage of exactly what the slope provides.

Building on ground that is not flat

The first thing we establish is how much fall there is across the footprint of the proposed addition, and it changes the whole approach.

A small fall, a foot or so across the width, is absorbed with a deeper footing on the low side and does not change the character of the project.

A larger fall means either the ground is brought to one level, or the structure steps to follow the ground. Both are legitimate and they produce different buildings and different numbers.

Bringing the ground level means either cutting into the high side, which produces a retaining situation, or filling the low side, which has to be done properly with compacted engineered fill rather than pushed dirt. Fill that was not compacted correctly will settle, and a slab on settled fill cracks.

Stepping the structure follows the land, which is often the better answer, and it produces a floor level that differs from the existing house. That is a design decision rather than a fault and it needs deciding early.

The foundation, which is where the money goes

On a flat lot the foundation is a predictable proportion of an addition. On a slope it is the line most likely to be larger than anybody expected.

Footings on the low side have to reach undisturbed ground at the required depth, and on a slope that is deeper than on the level. Stepped footings, where the foundation itself steps down with the grade, are normal and they take more time and more concrete.

Where a retaining element is needed, that is an engineered structure rather than a garden wall, and it is designed for the load behind it.

The other consideration is what happens between the new foundation and the old one. They will settle at slightly different rates because they are different ages, and the junction has to accommodate that rather than pretend it will not.

The practical upshot is that a soil report or at least a proper look at what is under the site is worth having before a number is committed to, and on a slope it stops being optional.

Water goes downhill, and now your addition is in the way

This is the item that causes the most trouble and it is entirely preventable.

Every square foot of roof you add is water that used to land on ground and now lands in a defined place, and every foot of building you put on a slope is an interruption to how the site drained.

An addition built across a natural drainage path without accounting for it collects water against its uphill wall, and that is how a new room ends up with a damp problem in its first wet season.

The answers are ordinary and they have to be designed rather than added later. Grading around the addition that moves water past it. A drain along the uphill side where the situation calls for one. Gutters and downspouts that discharge somewhere useful rather than at the base of the wall.

On a sloping lot, where the water goes after it leaves your property is also a consideration, because sending more of it faster onto a neighbour is a problem you will hear about.

Where the new roof meets the old one

The roof junction is the most common source of long-term problems in additions everywhere, and it deserves more attention than it usually gets.

The best outcome is a junction that does not exist, meaning the new roof continues the existing plane and reads as one building. That is achievable where the addition is on the same level and the pitch can carry.

Where the roofs meet at an angle, a valley is created, and a valley concentrates water from two roof areas into one line. Valleys are fine when they are built properly and they are the first place a poorly built addition leaks.

Where a new roof runs into an existing wall, the flashing detail at that junction is the whole thing. It is not a place for a bead of sealant.

The detail worth avoiding entirely is a low-slope section tacked onto a pitched roof because it was what fitted. That is a different construction with a different life, and it is the failure we get called to look at most often in additions built by somebody else.

Floor levels, and being deliberate about them

On a sloping lot the new floor sometimes cannot be at the same level as the old one without a great deal of expensive earthwork.

Where a step is the sensible answer, it should look like a decision. Made generous rather than minimal, properly lit, with a change of material that says it is there on purpose. A deliberate two-step change between a house and a room that looks out over a slope reads as architecture.

What does not work is a single small step at a doorway with nothing announcing it. That is a hazard and it never stops being one.

Where matching the level matters more than the cost, it is achievable, and knowing what it costs before falling in love with the idea is the point of asking early.

The ceiling is the other half of this. A new room at a lower level with the same ceiling height feels different from the house, and sometimes better, because the extra head height suits a room that opens to a view.

The wall that has to open

An addition is only useful if the house connects to it, and that connection is a structural operation in the existing building.

What is now an exterior wall becomes an interior one, and the opening between them is carrying whatever that wall was carrying. In a block house the exterior wall is doing real structural work, which means a proper header and an engineer.

How wide that opening is changes the project more than most people realise. A door-sized opening is modest. A wall largely removed so the two spaces read as one is a significant structural item, and it is usually what people actually want.

The other thing in that wall is the services. Exterior walls carry electrical, and the addition wall frequently has plumbing vents, a panel or an outdoor unit against it, all of which have to go somewhere.

And the sequence matters: the addition gets built, closed in and made weathertight before the wall between them comes out, so the house is never open to the weather.

What you are actually allowed to build

Before any of the above matters, the site has to permit it, and this is where a proposal occasionally stops.

Setbacks define how close to each boundary anything can be built, and they are frequently the binding constraint on a suburban lot rather than the budget.

Lot coverage limits how much of the parcel can be under building, and on a smaller lot with an existing house and a pool, there may be less headroom than expected.

Easements are the one people forget. A utility easement across the back of a lot is land you own and cannot build on, and it does not appear on any drawing unless somebody looks it up.

Where the property is in a homeowners association, there is an additional approval on its own timeline for anything that changes the exterior, which an addition definitively does.

All of that is knowable in a couple of days and it is worth knowing before a designer is paid.

Which additions actually earn their cost

Not all additions are equal and we would rather say which is which.

The ones that reliably do well are the ones that fix a structural deficiency in how the house lives. A primary suite in a house that has none. A second bathroom in a house with one. A family room in a house whose only living space is also the walkway to everything else.

The ones that do less well are additions that duplicate something the house already has, or that add square footage without adding function. A larger version of a room you already have is the most expensive way to buy floor area.

And the one that consistently outperforms expectations is a covered outdoor room, because in this climate a well-designed shaded space is used more days of the year than an interior room and costs a fraction of one.

Before designing an addition it is always worth checking whether the space already exists inside the house, unused, in the form of a formal dining room nobody eats in. Reclaiming is cheaper than building.

Not building away the reason you live there

On a Clermont slope, the thing people value is frequently what they can see, and an addition is capable of removing it.

The room you extend into is often the room with the view, and putting new building in front of it solves one problem and creates a worse one.

Where that is a risk, the answer is usually to add to the side rather than the aspect, or to add in a way that steps down so the original rooms look over it.

Dust is largely an outside problem until the connection is made, and then it is a contained one.
