The phrase covers a wide range, and the range matters because the projects at either end have almost nothing in common except the words used to describe them.
At one end is a comprehensive refresh: flooring throughout, paint, kitchen and bathrooms updated, fixtures and finishes replaced. Nothing structural moves. It is disruptive, it transforms how a house feels, and it is relatively predictable to price because the bones stay where they are.
At the other end is a reconfiguration: walls removed, rooms combined, the layout rearranged around how the household actually lives. That brings in engineering, permits, inspections and a genuinely different level of uncertainty, particularly in an older house.
Most projects land somewhere between, and the single most useful thing to establish early is which side of the structural line yours falls on. That answer drives the cost, the timeline, the permitting and whether you can live in the house while it happens.
We would rather have that conversation at the walkthrough, with the answer written down, than let a project drift across the line unremarked. Projects that drift are the ones that end in an argument about what was agreed.
Load-bearing walls, and the question everybody asks first
Almost every whole-home remodel starts with somebody standing in a kitchen pointing at a wall and asking whether it can come out. The answer is usually yes, and the useful part of the answer is what it costs.
A non-bearing wall carries nothing but itself. Removing it is straightforward: demolition, patching, and whatever electrical or plumbing happened to be inside it gets rerouted.
A bearing wall carries load from above, and removing it means replacing that support with a beam sized by an engineer, plus posts and a load path that reaches the foundation. That is structural work with drawings, a permit and inspections, and the difference in cost between the two situations is large enough that it deserves to be settled before a design is drawn.
How the load path reaches the ground matters as much as the beam. A beam that transfers weight to a point where nothing below can carry it has moved the problem rather than solved it, and on a slab that sometimes means additional footing work.
You cannot reliably tell which walls are bearing by looking. Direction of the ceiling joists is a hint, not an answer, and in a house that has been modified before, the hints can be actively misleading. It is a walkthrough question with a definite answer.
What changes when the house is older
In our service area the housing splits sharply between recent construction and pre-code houses, and a remodel behaves differently in each.
In a house built in the last twenty years, what is behind the wall is generally what the plans said. The structure is documented, the systems are code-current, and the project is close to what was estimated. The risk sits in integration and in scheduling rather than in discovery.
In an older house, four things recur often enough to be predictable in kind even when they are not predictable in detail. Electrical service sized for a household with far fewer appliances. Plumbing repaired more than once, sometimes in mixed materials. Framing done to standards that have since changed. And modifications by previous owners that were never permitted or recorded.
None of that makes the work a bad idea. These houses are frequently better built than what replaced them. What it means is that an honest scope contains a written statement about what happens when what is behind a wall is not what everyone expected, with a stated procedure and a stated allowance rather than an optimistic silence.
A contractor who prices an old house as though it were a new one is either inexperienced or planning an uncomfortable conversation in week four. We would rather have that conversation in week zero, when it is cheap.
The electrical question that expands projects
More whole-home remodels grow in scope because of the electrical panel than for any other single reason, and it is worth understanding why before it happens to you.
A panel installed decades ago was sized for the loads of that decade. A modern kitchen alone can carry more dedicated circuits than an entire mid-century house was designed for, and adding a bathroom, a laundry upgrade or outdoor equipment on top of that can exceed what the service can deliver.
When that happens the project does not simply need more circuits, it needs a larger service, which involves the utility as well as the electrician and carries its own timeline. That is a materially different job from the one that was priced.
The good news is that it is entirely knowable at the walkthrough. Panel capacity, how it is loaded now, and what the planned work will add are all measurable in an afternoon by someone who knows what to look at. Found then, it is a line item with a number.
Found in week three, it is a change order, a delay and a conversation nobody enjoys. This is the clearest example of why a real walkthrough is worth more than a fast quote.
Plumbing, and what a slab does to your options
Almost all housing in Central Florida is slab-on-grade, and that single fact shapes what a remodel can do cheaply and what it cannot.
Supply lines can generally be rerouted through walls and ceilings without much difficulty. Drain lines cannot, because they rely on gravity and a specific fall, and in slab construction they run inside and under the concrete.
The practical consequence is that moving a sink a few feet along the same wall is a modest job, while moving a toilet or a shower to a different part of the room means cutting and re-pouring slab. Those are different projects with different numbers, and from inside the room they look like the same idea.
This is why layout decisions in wet rooms deserve real attention early. A plan that keeps fixtures near their existing drains and one that relocates all of them can differ dramatically in cost while looking similar on paper.
Where the reconfiguration genuinely improves the house, cutting slab is worth doing and we will say so. Where it produces a marginal gain for a large cost, that is worth saying too.
Living in the house, or not
On a whole-home remodel this is a planning decision rather than a preference, and it changes the schedule more than most people expect.
Staying is possible on many projects and it means phasing the work so that a functioning kitchen or bathroom is always available. That adds time, sometimes materially, because the trades cannot work the whole footprint at once and some work gets done twice in temporary form.
It also means living with dust, noise and restricted access for the duration, which sounds manageable in advance and is harder in practice than people anticipate, particularly with small children or anyone working from home.
Leaving is faster and usually cheaper per week of work, but it carries the cost of somewhere else to live and the risk that a schedule slip extends that arrangement. Neither answer is right in general.
What we can do is say plainly what each version costs in time and what the daily reality of the phased option looks like. That is more useful than an assurance that it will be fine either way, because sometimes it is not.
Sequencing, and why the order is not negotiable
A remodel runs in an order dictated by physics and by inspection, not by preference, and understanding it explains why the visible progress is uneven.
Demolition and structural work first, because everything else depends on where things end up. Then rough-ins for electrical, plumbing and mechanical while the walls are open, each inspected before anything covers them.
Then insulation, inspected, then drywall. Then the long finishing sequence: trim, cabinetry, tile, paint, fixtures, appliances, flooring, each in an order that avoids damaging what came before.
The phase that feels slowest is almost always the middle, because rough-in work is invisible from the doorway. A week in which the plumbing and electrical were completely reconfigured looks identical to a week in which nothing happened, which is why the update matters as much as the work.
The most expensive mistake in the sequence is calling an inspection before the work is genuinely ready. A failure is a correction plus a return to the back of the scheduling queue, and that routinely costs more days than the fix costs hours.
Air conditioning, which a remodel quietly changes
Almost nobody plans a remodel around the air conditioning, and in this climate it is one of the systems most affected by what a remodel does. A house here runs cooling for most of the year, so a mistake in this area is felt daily and permanently.
Changing the layout changes the load. Removing a wall combines two spaces that were conditioned separately, and the supply that served each of them independently may not serve the combined room evenly. The result is a large open space with a cold end and a warm end, which is the single most common complaint after an open-plan remodel.
Adding conditioned area increases the load outright. An enclosed lanai, a converted garage or an addition puts demand on equipment that was sized for the original house, and equipment running at its limit runs longer, dehumidifies less well and fails sooner. In a humid climate the dehumidification part matters as much as the temperature.
Ductwork is the part that gets forgotten because it is hidden. Runs that made sense for the old layout can end up serving the wrong places, and a room that gains area without gaining supply will be uncomfortable no matter how good the equipment is.
The right time to look at all of this is during design, when a duct can be rerouted while the ceiling is open and a return can be added where it belongs. Doing it afterwards means opening finished work, which is why we raise it early even when nobody asked.
What to keep, and what to replace while the walls are open
Every remodel produces a version of the same question: something is old but working, and the walls are open, so is now the moment. It deserves a real answer rather than a reflexive upsell.
The test we use is straightforward. If replacing it later would mean undoing work that is about to be done, it is worth doing now. If replacing it later is roughly as easy as replacing it today, there is no urgency and the money is better spent elsewhere.
By that test, anything inside a wall that is about to be closed generally qualifies: wiring in poor condition, supply lines with a known material problem, missing insulation in an exterior wall that is open anyway. The labour to reach those things is already being paid for.
By the same test, things that are accessible do not qualify. A water heater in a garage, a panel on an exterior wall, or equipment in an attic can be replaced any time without disturbing finished work, so replacing them during a remodel buys convenience rather than savings.
The awkward middle is equipment that is functioning but near the end of its expected life. That is a judgement call about risk rather than a technical question, and the honest version of the advice is to say so instead of dressing a preference up as a requirement.
Permits, and what happens when previous work was not permitted
Structural, electrical, plumbing and mechanical work requires a permit. Cosmetic work generally does not. The line is drawn by the jurisdiction that issues for your parcel, and it is worth confirming rather than assuming, because it differs at the edges.
On older houses a specific situation comes up often enough to plan for: the remodel reveals earlier work that was never permitted. An enclosed porch that does not appear in the records, a bathroom added at some point, wiring done by somebody confident.
That is not a catastrophe and it is not usually the current owner fault. What it does mean is that the inspector will want the existing condition to be safe and compliant before signing off on new work connected to it, and occasionally that means opening something that was closed.
The honest approach is to raise it as a possibility at the walkthrough on any older house, so that if it appears it is a known risk being handled rather than a surprise being argued about.
Pretending it will not happen, or quietly building over it, is how a homeowner ends up with an unpermitted addition discovered years later by a buyer inspector at the worst possible moment.
What actually drives the cost of a whole-home remodel
Whether structure moves is the largest single fork, and it is binary rather than gradual. A project that removes a bearing wall is a different category from one that does not.
Whether wet rooms relocate is the second, because of the slab. Two kitchens with identical cabinetry and appliances can differ substantially if one keeps the plumbing where it is and the other does not.
The age of the house is the third, through the electrical service and the unknowns behind the walls.
The number of rooms taken to the studs is the fourth, and it is more linear than the others: each room is a full cycle of demolition, rough-in, inspection, close and finish.
Finish level is the fifth. Real, controllable, and the one people start with when they should finish with it.
What a walkthrough covers before anyone talks price
A number given over the phone for a whole-home remodel is not an estimate, it is a way of getting into your house. Standing in the space is where a real number starts.
Which walls carry load, and what the load path below them looks like. Where the drain lines run and what moving them would involve given the foundation type.
What the electrical panel can carry, how it is loaded now, and what the planned work will add.
What evidence there is of previous unpermitted work, and what condition the systems that are staying are actually in.
And which jurisdiction issues, whether there is an association, and what the approval calendar looks like.
The output should be a written scope stating what is included and, more usefully, what is not, along with a stated procedure for what happens if an assumption about the existing house turns out wrong. The argument at the end of a project is always about something nobody wrote down.

Weekly updates whether or not there is news, and photographs at each stage rather than at the end. Change orders in writing with a number before the work happens, not after.
