A kitchen is the most expensive room per square foot in almost any house, and the reason is not cabinets. It is the only room where five trades have to work in a specific order in a small space, with fourteen steps that each depend on the one before. Why a kitchen costs what it does

A kitchen is the most expensive room per square foot in almost any house, and homeowners frequently assume that is because of cabinets and countertops. Those are the visible cost. The real reason is that a kitchen is the only room where five trades have to work in a specific order in a small space, and each one depends on the one before it.

Demolition, then any structural change, then rough plumbing, then rough electrical, then mechanical if ventilation changes, then inspection, then drywall, then cabinets, then countertop template, then countertop installation, then plumbing final, then electrical final, then appliances, then tile. Fourteen steps, most of which cannot begin until the previous one is finished and verified.

That dependency chain is what a general contractor is actually being paid to manage. Any single trade can be hired directly by a homeowner. Getting all of them to arrive in the right order, with the right information, in a room the size of a kitchen is a different job.

It is also why a kitchen that goes wrong goes very wrong. A missed dimension at rough-in is discovered at cabinet installation, three weeks and four trades later, and unwinding it means undoing everything in between.

Layout, and what the slab decides

The first real question in a kitchen remodel is whether the fixtures stay where they are. That single answer separates two projects that look identical on a drawing and are not.

Almost all housing in Central Florida is slab-on-grade, which means the drain lines run inside and under concrete. Supply lines can be rerouted through walls with relative ease. Drains cannot, because they depend on gravity and a specific fall.

So moving a sink a short distance along the same wall is a modest job. Moving it to an island, or to the opposite side of the room, means cutting slab, running new drain and re-pouring. That is a different project with a different number, and from inside the room the two ideas look the same.

An island sink is the most common version of this decision and it is worth being explicit about. It is entirely doable, it is frequently worth doing, and it should be priced as slab work rather than as a plumbing detail.

The same applies to relocating a range if gas is involved, and to adding a second sink or a pot filler. None of these are exotic. All of them are decisions with a cost that is decided at design rather than discovered at rough-in.

Cabinets: stock, semi-custom, and built for the room

Cabinetry is usually the largest single line in a kitchen budget and the terminology around it is genuinely confusing, so it is worth setting out plainly.

Stock cabinets come in fixed sizes, typically in three-inch increments, from inventory. They are the fastest and least expensive option, and the trade-off is that the room has to accommodate the sizes rather than the other way around. Gaps get closed with filler strips.

Semi-custom starts from a manufacturer line but allows modification: different depths, widths within a range, specific interior configurations, a wider choice of finish. Longer lead time, more money, considerably better fit.

Built for the room means made to the actual dimensions, with no fillers and no compromises about where a run ends. It is the most expensive and the longest, and in an older house with walls that are not square and ceilings that are not level, it is frequently the only option that looks right.

The honest guidance is that the correct choice depends on the room rather than on the budget. A new-construction kitchen with square walls and standard dimensions gets an excellent result from stock or semi-custom. A 1950s kitchen with a bulkhead and an out-of-square corner will fight stock cabinetry forever.

What matters more than the category is the fit of the plan to the room, and that is decided by measuring carefully before ordering rather than by hoping at installation.

Countertops, and the gap in the middle of the schedule

There is a step in every kitchen project that surprises homeowners, and it is worth knowing about in advance because it looks like a delay and is not.

Stone countertops are templated after the cabinets are installed, not before. A template is a precise measurement of the actual installed base, because that is the only way to guarantee a fit. Then the material is cut, and then it is installed.

That means there is a period after the cabinets go in when the kitchen sits with no countertop, no sink and no working plumbing. It is not idle time in the sense of nobody working; it is the fabrication time the material requires.

Planning around it is straightforward once you know it exists. Other work can proceed, and the temporary kitchen arrangement needs to survive it. What causes frustration is discovering the gap when it starts rather than when the schedule was written.

Choosing the slab is a related decision that carries its own timing. Material selected from a specific slab is not the same as material chosen from a sample, and reserving a particular piece has to happen before somebody else takes it.

Appliances, and why they get decided first

Appliance selection feels like a late decision and it is one of the earliest. Everything around them is built to their dimensions and their requirements.

A refrigerator determines the width of its opening and whether the cabinetry above it works. A range determines the ventilation, the electrical or gas supply, and the clearance either side. A dishwasher determines the plumbing and the panel. A built-in oven determines the cabinet that houses it.

Changing an appliance after the cabinets are ordered means changing the cabinets. Changing it after they are installed means modifying millwork that was built to a different specification. Neither is impossible and both are expensive for no good reason.

The practical rule is to select the appliances, obtain their specification sheets, and design the cabinetry to those documents. Not to a category, not to a brand, to the actual model.

Lead times reinforce this. Appliances that have to be ordered rather than pulled from a warehouse can arrive well after the kitchen is otherwise finished, and a kitchen waiting on a range is a kitchen you cannot use.

Electrical, and the circuit count nobody expects

A modern kitchen carries more dedicated electrical circuits than an entire mid-century house was designed for, and this is the most common reason a kitchen project grows beyond its original scope.

Small appliance circuits, a dedicated circuit for the dishwasher, one for the disposal, one for the refrigerator, one for the microwave, one for the range or oven, plus lighting and any specialty equipment. The count adds up quickly and the requirement is set by code rather than by preference.

In an older house the existing panel frequently cannot accommodate that. When capacity is exceeded the project needs a service upgrade, which involves the utility as well as the electrician and runs on its own timeline.

All of this is knowable at the walkthrough. Panel size, how it is loaded now, and what the new kitchen will demand are measurable by someone who knows what to look at. Found then it is a line item with a number; found at rough-in it is a change order and a wait.

Ventilation, which is the most commonly skipped decision

Range ventilation is treated as an accessory and it is closer to a system. In a house that is sealed reasonably well, and in a climate where windows stay closed most of the year, where the cooking exhaust goes matters more than it does elsewhere.

A hood that recirculates through a filter removes some grease and no moisture and no heat. A hood that vents outside removes all three, and it needs a duct route, an exterior termination and a make-up air path for the air it removes.

The duct route is the part that has to be decided during design. Running it through a cabinet, a soffit, an attic or an exterior wall are different jobs with different implications for the layout, and after drywall the easy options are gone.

On a high-output range the ventilation requirement grows and can trigger make-up air provisions. That is a design question rather than an obstacle, and it belongs in the plan rather than in a discovery.

Lighting, in three layers

Kitchen lighting done badly is the most common regret after a remodel, and it is entirely avoidable because it costs almost nothing to get right at rough-in.

Ambient light fills the room. Task light puts illumination on the surfaces where work actually happens, which is generally the counter, and it is the layer most often missing. Accent light does the rest.

The failure mode is a ceiling full of recessed fixtures and a cook standing in their own shadow at the counter, because the light is behind them. Under-cabinet lighting solves it and it has to be wired before the walls close.

Switching matters as much as fixtures. Being able to run the room at a low level in the evening without lighting the whole space is a small decision at rough-in and an impossible one afterwards.

Flooring, and the question of what goes under the cabinets

This is a genuine decision rather than a detail, and it gets made by default far too often. Flooring can be installed before the cabinets, so that it runs continuously underneath them, or it can be installed after, so that it stops at the toe kick.

Running it underneath uses more material, since a meaningful area is permanently hidden. It also means the cabinets sit on the finished floor, which raises the counter height slightly and has to be accounted for against appliance openings.

Stopping at the cabinets uses less material and is the more common approach with tile. The trade-off arrives later: if a future owner changes the layout, the floor will not extend to where the new cabinets need it, and a patch in a tile floor rarely disappears.

There is a third consideration that applies specifically to a dishwasher. If the floor is built up around it rather than continuous underneath, removing that appliance years later can become surprisingly difficult, because it no longer has the height to come out.

Neither approach is wrong. What is wrong is making the choice accidentally, by whoever happens to be scheduled first, and discovering the consequence when an appliance will not slide out.

Storage, which is what people actually notice afterwards

Ask somebody a year after a kitchen remodel what they are happiest about and it is rarely the countertop. It is almost always a storage decision that made a daily task easier, and those decisions are cheap when made during design and impossible afterwards.

Drawers instead of lower doors is the most consistently praised change. A base cabinet with a door requires kneeling and reaching into a dark space. The same cabinet with deep drawers brings its contents to you, and the cost difference at the ordering stage is modest compared to the difference in daily use.

The corner is the other place where design pays. A blind corner cabinet is largely wasted volume unless it is fitted with hardware that brings the back of it forward, and deciding that at ordering costs a fraction of what retrofitting it later does.

Where things live relative to where they are used is the last piece, and it is free. Waste next to the prep area rather than across the room. Utensils beside the range rather than opposite it. Plates near the dishwasher rather than the far wall. None of that costs money at the design stage and all of it is irreversible once the cabinetry is built.

The useful exercise at the walkthrough is not choosing finishes. It is walking through a normal weekday morning out loud and noticing where the current room fights you, because that is the list the design should answer.

Living without a kitchen

A kitchen remodel takes the most-used room in the house out of service, and the household arrangement for that period deserves planning rather than improvisation.

A temporary kitchen usually means a refrigerator relocated somewhere accessible, a microwave, a kettle and a plan for washing up that does not involve the bathroom sink more than necessary. Setting that up deliberately at the start is much better than assembling it gradually as things get removed.

The period without a sink is the hard part, and it is longest around the countertop template gap described above. Knowing the shape of that in advance makes it tolerable.

Where a household cannot manage it, the schedule can sometimes be compressed by ordering everything before demolition begins so that no waiting happens with the room already open. That costs nothing except discipline about decisions.

Do you work where I live, and how soon can somebody look at it

It deserves a straight answer rather than a map with a circle drawn on it, so here is the plain version.

Being genuinely local matters for reasons that are not sentimental. The permitting office is a place somebody drives to rather than a phone number. And a crew that is twenty minutes away comes back for the small thing at the end, which is exactly the part that a crew ninety minutes away schedules for next month and then reschedules.

On timing, the honest version has two halves. Looking at the job is fast, and normally happens within a few days of the call. The written scope takes longer, because it follows a walkthrough where somebody opens a panel, gets into an attic and asks what the county record says the house is. A number produced faster than that is a guess wearing a suit.

What we will not do is quote a kitchen over the phone. It is possible, it is common, and it is how projects arrive at the second number that nobody budgeted for.

What drives the cost of a kitchen remodel

Whether the plumbing moves is the first, because of the slab, and it is the difference between a straightforward job and slab work.

Whether structure moves is the second. Opening a kitchen to a living area frequently means a bearing wall, an engineered beam and a load path to the foundation.

Cabinetry level is the third, and it is the largest single line but also the most controllable.

Electrical capacity is the fourth, which in an older house is the item most likely to expand the project unexpectedly.

And appliance and material selection is the fifth, which affects the schedule at least as much as the budget through lead times.

What a walkthrough covers before anyone talks price

A kitchen quoted over the phone is a kitchen quoted by someone who does not know where the drains are. Standing in the room is where a real number starts.

Where the existing drain and supply lines run, and what the foundation type means for moving them. Whether any wall in the plan is bearing.

What the electrical panel can carry and how it is loaded now, against what the new kitchen will require.

Where ventilation can realistically be routed to an exterior wall or roof, and what that does to the cabinetry layout.

Whether the room is square, whether the ceiling is level and whether the floor is flat, because those three answers determine whether stock cabinetry will look right or fight the room.

The output should be a written scope stating what is included and, more usefully, what is not. The argument at the end of a kitchen is always about something nobody wrote down.
