The most expensive decision in a custom home is made before anybody draws anything, and it is which piece of ground you buy. Everything after that is negotiable and the lot is not. In Clermont that matters more than in most of Florida, because the ground here is not flat, which is why people want to build here and why a bargain lot can carry a foundation cost that erases the saving.

The most expensive decision in a custom home is made before anybody draws anything, and it is which piece of ground you buy.

Everything after that is negotiable. The plan can change, the finishes can change, the budget can be adjusted. The lot cannot, and a lot that fights the house you want will keep charging you for it through the whole project and afterwards.

In Clermont that matters more than in most of Florida, because the ground here is not flat. That is why people want to build here, and it is also why a lot that looks like a bargain can carry a foundation cost that erases the saving before a wall goes up.

The good news is that all of it is knowable in advance. A slope is only a problem when it is discovered after closing, and it is an opportunity when the house is designed for it from the beginning.

Looking at a lot before you buy it

We will walk a lot with somebody before they own it, and it is the most useful hour we spend on a custom home.

What we are reading is what the site will cost before construction starts. How much fall there is across the buildable area and whether it needs cutting, filling or stepping. What the soil appears to be and whether a proper report is worth commissioning before closing rather than after.

Where the water goes now, and where it will want to go once a roof and a driveway are in the way of it.

Whether utilities are at the boundary or some distance away, because bringing power, water and sewer to a site is a real number and it varies enormously.

Whether the property is on sewer or will need an onsite septic system, and if the latter, whether the soil and the space support one.

And the paperwork: setbacks, easements, any deed restrictions, and what the zoning allows in height and coverage. All of it is public and all of it is cheaper to find out before an offer than after.

What a slope actually costs

The honest version, because this is where lot bargains are usually made and lost.

A small fall across the building footprint, a foot or so, is absorbed with deeper footings on the low side and changes very little.

A larger fall means one of three approaches. Bringing the ground to one level by cutting into the high side, which produces a retaining requirement. Filling the low side, which has to be done with compacted engineered fill rather than pushed dirt, because fill that was not compacted correctly settles and a slab on settled fill cracks. Or designing the house to step with the land.

The third is usually both the cheapest and the best result, and it is only available if the house is designed for the lot rather than bought as a plan and dropped onto it.

That is the whole argument for a custom house on ground like this. A stock plan assumes a flat site, and adapting it costs money in earthwork to make the ground suit the drawing. A house drawn for the land spends that money on the house instead.

Designing with the fall rather than against it

A sloping lot gives you things a flat one cannot, and they are worth taking rather than levelling away.

A house that steps down with the grade can put living space at the level with the outlook and service space behind and above, which is a better arrangement than any flat site produces.

Where the fall is significant, a lower level that opens directly to grade on the downhill side is genuinely valuable space. It is not a basement in the way people picture, it is a floor with full daylight and its own door, and it costs considerably less per square foot than the floor above it because the structure is doing double duty.

Ceiling height is easier to get on a slope, because a stepped section can gain height where the ground drops away without raising the whole roof.

And the view, which is the reason to be on high ground, is captured by orientation and by where the openings go rather than by size. A house positioned and glazed for what it looks at is worth more than a larger one that ignores it.

Drainage, which the site decides

On a slope this is not a detail, it is a design discipline, and it is the thing most likely to cause trouble years later if it was treated as a finishing item.

Every square foot of roof and paving is water that used to soak into ground and now arrives somewhere in a hurry. On a lot that falls, it arrives with momentum and it arrives at whatever is downhill.

The house has to sit above the water rather than in its path, which means grading that moves water around the building, a drain on the uphill side where the situation calls for one, and downspouts that discharge somewhere useful rather than at the base of a wall.

Where the water goes after it leaves the property matters too, because sending more of it faster onto a neighbour is a problem you will hear about and occasionally a problem a permit will not allow.

None of this is expensive when it is designed. All of it is expensive when it is retrofitted into a finished landscape.

Where the money actually goes

The intuition most people bring to a custom house is wrong in a consistent direction and it is worth correcting early.

The site is the first surprise. Earthwork, retaining, drainage, driveway and bringing services in are real money on a sloping lot and none of it produces anything you can see when it is finished.

The shell is the next tier and it is driven by shape more than by size. Every external corner is foundation, framing, waste, flashing and labour, and every valley and change of roof direction is more of the same. A complicated form costs meaningfully more than a simple one of identical area.

Kitchens and bathrooms take a disproportionate share, because they carry cabinetry, plumbing, tile and appliances all at once.

Windows and doors are larger than people expect, particularly on a house designed to look at something.

And the finishes everybody agonises over move the total less than any of the above.

The decisions that have to be early

A custom house does not slow down because of construction. It slows down because a decision was not made in time, and the sequence of decisions is fixed by how a building goes together.

The plumbing rough-in decides where every fixture can be, before anybody has seen a tile sample. The framing decides where every wall and opening is. The electrical rough-in decides where every switch, outlet and light lands, and that is a walk-through with somebody rather than a drawing.

Cabinetry is ordered many weeks before it can be installed. Windows are ordered before the house is framed. Appliances have to be selected before the cabinetry can be drawn, because the openings depend on them.

What that means practically is that most of the fun decisions have to be made much earlier than feels natural, and a household that wants to decide the kitchen when the kitchen is being built has already delayed the project.

We put the decision deadlines in writing at the start with the date each one has to be made by. It is not administration, it is the schedule.

Building for this climate specifically

A custom house is the one chance to get the envelope right, and in Florida the priorities are not the ones a national plan assumes.

The roof is where heat enters a house here, more than through anything else. Insulation, radiant control and how the attic is ventilated or sealed matter more than any other envelope decision.

Ductwork inside conditioned space rather than in a hot attic is one of the most consequential choices available, and it has to be designed in from the start because it affects ceiling heights and framing.

Orientation and shade do work that no equipment can. Overhangs sized for the sun on each elevation, and glass specified for this climate rather than a generic one, are what make a room usable at four in the afternoon.

Impact-rated openings do two jobs, since the construction that resists a windborne object handles wind load, and they remove the question of who puts up shutters before a storm.

And a house built tight needs deliberate ventilation, because a well-sealed building without a plan for fresh air is a different problem from a leaky one.

What to spend on and what to defer

On any real budget the useful distinction is between what is permanent and what is replaceable.

Permanent: the site work, the foundation, the structure, the roof, the envelope, the window openings, the plumbing and electrical layout, and ceiling heights. None of those can be improved later without disproportionate cost, and all of them decide whether the house is good.

Replaceable: flooring, cabinetry, countertops, fittings, appliances, paint and landscaping. All of those can be upgraded at any point in the next twenty years without opening anything.

The house that people are happiest in ten years later is almost always the one that spent on the first list and accepted modest choices on the second, and it is almost never the other way round.

Rough in for what you might want later. Conduit to where a future something might go, a bathroom roughed in and not fitted, wiring for a generator or a pool. All of that is cheap while walls are open and expensive afterwards.

Permits and approvals in and around Clermont

Clermont has its own building department and lots inside the city permit through the city. Property with a Clermont address in unincorporated Lake County permits through the county, and the boundary is not always where people assume.

We confirm from the parcel, and on a new house that happens before an offer rather than after, because the two run differently.

A new house is a full permit with engineered drawings and a long sequence of inspections from the footing onward.

Where the lot is in a community with a design review, that approval runs on its own clock and is separate from the permit, and starting it early is the difference between parallel and sequential.

Where the property needs an onsite septic system, that permit is a separate track with its own timeline and it is frequently the item that sets the start date.

Tree removal is regulated in many locations and has its own approval, which belongs in the programme rather than being discovered by a crew.

How long a custom house takes

Longer than people expect and most of the extra is before construction.

Design and engineering come first, and on a sloping site the engineering is real work rather than a formality.

Then the approvals, which run in parallel if somebody starts them all at the beginning and in series if they do not.

Then site work, which is weather dependent in a way that framing is not, and which on a slope is a larger stage than on a flat lot.

Then the build, which has its own rhythm, and then the long finishing tail where a project either lands or drifts. It drifts when decisions were left open.

We would rather quote a programme that includes the approvals than a construction duration that ignores them, because the second is how people end up feeling misled by a date that was not wrong, only incomplete.

How a custom house should be priced

Two honest structures and one that is not, and the third is why people are nervous about this.

The one to avoid is a low number recovered through change orders once the work has started and you have no leverage.

A fixed price with everything specified is clean and it requires the specification to be genuinely complete before the number means anything. Where allowances are used, they should be realistic rather than optimistic, because an allowance set low is a low price today and a change order later.

A cost-plus arrangement with an agreed fee is transparent and suits a project where the client wants to be involved in decisions as they come, and it requires trust and good bookkeeping on both sides.

Either can be honest. What makes the difference is whether the allowances reflect what things actually cost and whether the assumptions are written down, and we would rather have an uncomfortable conversation about a realistic number at the start than a comfortable one about a number that was never real.

The driveway, which the slope also decides

On a lot that falls, how you get a car from the road to the house is a design problem rather than a paving decision, and it is routinely left until the end when the options have already been closed off.

Gradient is the first constraint. A driveway that is too steep is unpleasant in the wet, hard on vehicles, and where it meets the road or the garage it can bottom a car out if the transition is abrupt rather than eased.

The transitions matter more than the average slope. A drive at a consistent gentle grade is fine, and the same drive with a sharp change where it meets level ground is the one that scrapes.

Where the fall is significant, the position of the garage on the house solves more than the paving does. Putting the garage at the level the drive naturally reaches, even if that is not the main floor, avoids earthwork that would otherwise cost more than the garage.

Drainage across the drive is the other half. A long paved surface running downhill toward a garage door delivers a great deal of water to exactly the wrong place, and the answer is a drain across the approach designed in from the start rather than cut in afterwards.

And where the drive is long, what it is made of stops being purely cosmetic, because a surface that fails on a slope fails visibly and repairs badly.

We look up what the parcel allows in setbacks, coverage and height, and whether it is on sewer or will need a system.

Sloping ground is ordinary work if you do it regularly and a source of expensive surprises if you do not, and in Florida most builders do not.
