The oldest houses in Mount Dora were built before a bathroom was something an architect planned for. The room you have now was carved out later, usually from the end of a bedroom or a hall closet, and everything about it follows from that.
It is in a slightly odd place. It is smaller than the rest of the house would suggest. The plumbing was threaded in around a structure that was already finished, by somebody solving a problem rather than following a drawing.
That is not a criticism of those houses. It is simply the condition, and it is why a bathroom in a hundred year old Mount Dora house is a different job from a bathroom anywhere else in the area.
The work is more investigative and less predictable, the surprises are structural rather than cosmetic, and the finished room should look like it belongs to the house rather than like a showroom dropped into it.
What a retrofitted bathroom did to the floor
This is the first thing we look at and it is the item most likely to change the number.
When a bathroom was added to a house that did not have one, the drain had to get from the fixture to somewhere it could leave the building. In a house with a crawl space that meant running pipe between or through the floor joists.
Done properly that means holes drilled in the right place. Done the way it frequently was, it means joists notched from the top or the bottom, sometimes deeply, sometimes right where the joist is working hardest.
A floor that has been springy near the tub for as long as anyone remembers is usually telling you this. So is a tile floor that has cracked along one line for no visible reason.
The fix is normal carpentry, and it is far cheaper to plan for than to discover. We get under the house at the walkthrough where there is access, because guessing at this is how a bathroom estimate becomes a different number in week two.
Plaster, lath and what happens when you open a wall
Walls in the older houses here are often plaster on wood lath rather than drywall, and that changes demolition.
Plaster does not come off in sheets. It comes off in pieces, with a great deal of dust, and the lath behind it comes off separately. It is more labour than removing drywall and it produces considerably more debris.
It also means the wall you are left with is not flat in the way modern construction is flat. Studs in these houses are true dimension lumber, spacing is not always regular, and nothing is square. That is workable and it is why a tiled wall in a house like this needs preparation that a new house does not.
Where a wall outside the wet area does not need to come down, we would generally rather leave the plaster than replace it. Plaster in good condition is a better wall than what would replace it, and there is no benefit to the house in losing it.
Where it does come out, it is worth knowing that the room will feel slightly different afterwards. Plaster deadens sound in a way drywall does not, and people notice.
The clawfoot tub question
A number of these houses still have the original cast iron tub, and the question of what to do with it comes up on nearly every job.
Keeping it is often right. A cast iron tub is a better object than anything currently sold at a comparable price, it suits the house, and refinishing one costs a fraction of replacing it with something worse.
The practical arguments against are worth stating honestly. It is a difficult tub to shower in, it is awkward to get into for anyone with limited mobility, and it does not enclose, so a shower over it means a curtain and a wet floor.
The weight is real and it matters given what is under the floor. A full cast iron tub with somebody in it is a substantial point load on joists that may already have been notched, and that is a calculation rather than an assumption.
Where the house has a second bathroom, the honest answer is usually to keep the clawfoot in one and build a proper enclosed shower in the other. That gets you the object and the function without asking either to be the other.
Where the second bathroom goes
Many of these houses have one bathroom, and adding a second is the most valuable change available to them.
The candidates are usually the same few places. Under the stairs, where headroom limits it to a half bath but a half bath is exactly what a house with one bathroom is missing. Off the back of the house near the existing plumbing. Or taking a slice from an oversized bedroom, which these houses often have.
Proximity to existing drainage is what decides the cost more than the size of the room. A new bathroom that can tie into the existing stack is a manageable project. One at the far corner of the house needs a new run and possibly a new vent, and that is a different scale.
Where a gravity run is not achievable, there are pumped systems that will move waste upward and along, and they work. They are a solution to a real constraint rather than a first choice, and they need power and access for service.
A half bath in the right place changes how a one bathroom house lives more than an expensive upgrade to the bathroom that already exists. If the budget only stretches to one of the two, that is usually the better spend.
Making it look like it belongs
A bathroom in an old house can go wrong in two opposite directions and both are common.
The first is a room that ignores the house entirely. Large format grey tile and a floating vanity in an 1890s frame house is not wrong exactly, it just makes the room read as a different building you walk into.
The second is worse and more expensive, which is the reproduction that tries too hard. Everything period, everything ornate, nothing actually old. It reads as a costume rather than a room, and it dates faster than a plain choice would.
What works is restraint. Simple materials that were available when the house was built, used plainly. Hexagon or square mosaic floor tile, a plain wall tile, a real wood or marble vanity top, and fittings that are simple rather than decorated.
Then be modern where it does not show. There is no period virtue in a bad valve, poor waterproofing or an inadequate fan, and nobody looking at the room will know or care what is behind the tile.
The test we use is whether somebody would guess the room had always been there. That is achievable and it is a better target than matching a decade exactly.
Wood floors meeting a wet room
Original heart pine or oak floors run through much of these houses and frequently right up to the bathroom door, which raises a question that newer houses do not.
Wood in a bathroom is not automatically a mistake and it is not a decision to make casually. In a half bath with no shower it is entirely reasonable and it keeps the floor continuous through the house, which is worth something.
In a full bathroom with a shower it is a maintenance commitment. It can be done with proper finish and a household that wipes up, and we have built them. We would not specify it for a bathroom that three people use every morning.
Where the floor changes at the door, the transition should be deliberate. In a house with a real threshold and a real door casing, a tile floor starting at the door line looks correct. A modern transition strip does not.
Protecting the existing floor outside the room during the work matters here more than usual. These boards are not replaceable in kind, and a hundred year old floor damaged by a crew is not a repair, it is a loss.
Venting an old house
Old houses make ventilation harder for two reasons and both are solvable.
The first is that there may be very little space above the bathroom to run a duct, particularly on an upper floor or under a low roof. The route has to be found rather than assumed, and sometimes it is out through a gable or a wall rather than through the roof.
The second is that the exterior of a house in the historic district is not a free surface. A new roof or wall penetration is visible, and where it lands and what it looks like is a decision that has to be made with the district in mind rather than purely for convenience.
This is generally straightforward when it is planned. It is a problem when a crew reaches the ceiling stage and starts looking for the easiest place to put a hole.
What is not negotiable is that the fan discharges outside the building rather than into a roof space. In this climate a fan venting into an attic is how a moisture problem starts somewhere nobody looks.
Waterproofing in a house that moves
Everything behind the tile matters more in an old house than a new one, because an old house moves.
A frame house on piers or a crawl space is not rigid the way a slab is. It responds to seasons and to load, and a tiled surface that has no allowance for that will crack at the weakest line, which is usually a corner.
So the membrane behind the tile is doing structural duty as well as waterproofing, and the corners and the wall-to-pan junction are the details that decide whether the installation lasts. A liquid membrane in coats or a bonded sheet, detailed properly at the changes of plane, is the standard and it is the line most easily cut from an estimate.
Movement joints in the tile itself matter here too, and they are routinely left out because they are one more thing to do.
The shower pan gets filled and left standing before any tile goes on. In a house where the room below is original ceiling, that test is not a formality.
Permits and the historic district
Mount Dora has its own building department, and a bathroom that moves plumbing or changes electrical is permitted work. That part is ordinary.
What is specific here is that for a property in the historic district, anything affecting the exterior is a separate consideration from the building permit. A bathroom is interior work, so most of it never touches that. The exceptions are the ones to plan for: a vent termination, a new or altered window, and any change visible from the street.
None of that is an obstacle. It is a timeline item, and it is the difference between raising it at the estimate and raising it when the work is already underway.
Electrical is worth flagging separately in these houses. A bathroom in a house of this age may be running on wiring that predates any requirement for a ground, and the bathroom is the room where that gets brought current rather than worked around.
The open wall is your only chance to insulate
Frame houses of this age were built with nothing in the wall cavity, and the bathroom is the room where people feel it most. It is the coldest room in the house on a January morning and the one that takes longest to warm up.
While the wall is open for plumbing, that cavity is accessible for the only time in the life of the house. Filling it costs very little against the rest of the project and it will never be this cheap again.
The exterior walls are the obvious ones. The less obvious and arguably more valuable candidate is the interior wall between the bathroom and the room next door, where insulation is doing an acoustic job rather than a thermal one. In a house where a bathroom was carved out of a bedroom, that wall is thin and everybody in the house knows it.
The floor is worth the same thought where there is a crawl space under it. A bathroom floor over open air is cold underfoot regardless of what the tile is, and insulating between the joists while somebody is already down there fixing the notching is close to free.
None of this shows in a photograph of the finished room, which is exactly why it gets skipped. It is also the difference between a bathroom people are glad to use in winter and one they hurry through.
How to price a job that has unknowns in it
An old house cannot be quoted to the dollar before it is opened, and there are two honest ways to handle that. There is also a dishonest one, which is quoting a low fixed number and recovering it in change orders once the work has started and you have no leverage.
The first honest way is a fixed price with a large contingency built into it. That is safe for everybody and you pay for uncertainty whether or not it materialises.
The second is a clear base price with specific allowances written against the things nobody can see yet. So many linear feet of joist repair included, with a stated rate beyond that. A stated assumption about the electrical, with what changes if it is worse.
We prefer the second and we write the assumptions down. It means the estimate reads slightly more complicated and it means you can see exactly which line depends on what, and what a discovery actually costs before it is discovered.
It also means that when we open the floor and everything is fine, that money stays yours. A contingency baked invisibly into a fixed price does not come back.
What drives the cost of a Mount Dora bathroom
The range is wider here than in newer housing and the reasons are specific.
What is under the floor. Joists that need repair or reinforcement after decades of notched plumbing is the single most common item that separates the estimate from the final number, and it is the reason we look before quoting.
Whether walls come out, and whether they are plaster. Plaster demolition is more labour and more waste than drywall.
Whether the drain run is short or long, which is the main driver on a new second bathroom.
How far the electrical has to be brought current, which in the oldest houses is further than people expect.
Tile and fittings matter, and they matter less than any of the four above.
What a walkthrough covers
We come out before quoting and in an old house the walkthrough is doing real diagnostic work.
We get into the crawl space where there is access and look at the joists under the bathroom and at the drain run. We check whether the walls are plaster or drywall. We look at the panel and at what the bathroom circuit actually is. We find out where a vent could terminate.
We look at the floor outside the room and agree how it gets protected.
Then we talk about the house rather than only the room, because in a property like this the right bathroom is the one that fits what the house already is, and that conversation is more useful than a catalogue.
